Two options — a 45-week contract or a 51-week contract.
It depends on the contract length you choose, not just the weekly rate. For example, on an Edition I En-Suite at £183/week, a 45-week contract comes to £8,235 in total, while a 51-week contract comes to £9,078 — a difference of £843 across the year. We'd show both totals up front so there's nothing to work out.
It depends, we run different promos to help incentive students. But sometimes we offer no deposit to reserve your room
Rent can be paid in installments across the year by direct debit, rather than as one lump sum. Which is usually in line with your student loan
Choose your room, complete the online form, nominate a guarantor and then once signed by the team booking is complete.
Nothing at the point of booking. Afterwards, we'll ask for photo ID (passport or driving licence) and proof of your student status (student ID, or an offer/enrolment letter from your university).
Only book once you're confident you'll need the room. If your plans change, our cancellation policy covers what happens next.
If your place depends on your results and you don't get in, you won't be stuck with a room you don't need. Let us know as soon as you have your results, get in touch within 7 days of finding out and we'll cancel your booking and refund anything you've paid so far (so long as you haven't yet checked into the property) no questions asked. If your offer was unconditional, or your place doesn't depend on results, our standard cancellation terms apply instead.
Yes — you can book before your visa is confirmed. If your visa is later refused, let us know within 7 days of finding out and we'll cancel your booking and refund anything you've paid so far the same as if you didn't get the grades for your offer. We'd just ask to see your visa refusal letter as proof.
A guarantor is someone who agrees to cover your rent if you're unable to pay it. You'll need one unless you're paying the full year upfront.
You can use a third-party guarantor service, such as Housing Hand, instead — this lets you pay monthly without a personal guarantor, for a fee.
Yes, how it works depends on when you need to cancel. Before you move in: you can cancel free of charge within 7 days of booking (a cooling-off period), or up to 4 weeks before your move-in date. Outside that window, cancelling before move-in means finding someone to take over your room — once we've placed a replacement tenant, we'll refund any money due. If you don't get the grades for your offer, or your visa is refused, see the answers above , those work differently and don't require you to find a replacement. After you've moved in: your contract covers the full term you've booked (45 or 51 weeks), so we're not able to offer a general cancellation once you're living here. If your circumstances genuinely change, get in touch — we'll help you find a replacement tenant, and you'd be released from the rest of the contract once they're in place.
Your room, all utility bills (electricity, water, heating — subject to fair use), WiFi, and access to the building's facilities: gym, lounge, and cinema room. A TV licence isn't included if you want to watch live TV, nor are any subscriptions like netflix etc included.
There are a few different kitchen layouts across the building, shared between 3 other flatmates rather than the whole floor. The studios have their own kitchenettes
Large En-Suite and Studio rooms each come in various different layouts, so room shape, window position and furniture layout can vary between rooms of the same type. Your specific layout is allocated rather than chosen at booking, all layouts within a room type are priced and specced the same, so you're guaranteed the room type, not a particular floor plan.
