BaseLiving was created around a simple belief: when you have a better base, you can build a better life. Home should give you the comfort, confidence and freedom to get on with living, studying and enjoying life.
We do two things well. We give students a place that genuinely feels like home, and we give property owners a management partner they can trust. That means no hidden fees, no chasing, and an on-site team that sorts problems fast.
We started in Birmingham in 2026 with Volumeworks Too in the Gun Quarter, and we’re expanding to Leeds, Manchester, Nottingham and Warwick.
What we manage
Volumeworks Too, Birmingham
BaseLiving manages Volumeworks Too, purpose-built student accommodation at 45 Hanley Street, Birmingham B19 3SP, in the city’s Gun Quarter.
- Rooms: en-suite rooms in four-bedroom apartments (five types, from £178 a week) and self-contained studios (from £215 a week)
- All bills included: electricity, water, heating and high-speed WiFi, with no deposit to reserve a room
- In the building: gym, cinema room, resident lounge with co-working space and a ping pong table, outdoor space, laundry and cycle storage
- Every room: at least a double bed and a TV, with air conditioning in selected rooms
- Location: a 14-minute walk to Aston University, 14 minutes by bus to Birmingham City University, and a 20-minute walk to the city centre
